It’s a normal situation when you try to secure and multiply your money.”

– The prices for buying and renting real estate are growing every year. Housing is actively rented out. Prices in luxury complexes are decent. A lease agreement in the UAE is concluded for a period of 1 to tens of years, depending on the wishes of the owner and his plans for the facility. Average prices for a year of renting elite housing: 3-room apartment – $ 50 – 80 thousand; 4-room apartment – $ 75 thousand. Some elite apartments by the sea are rented for tourists for daily rent. Average prices per day: 2-room apartment – up to $310; 3-room – up to $765.

– If you buy an apartment in Dubai and rent it out, then in just a few years you will be able to return the money spent. Approximate income: 5 – 8% of the cost of housing per year. Due to the mild climate, you can rent an apartment all year round.

– Apartments in popular neighborhoods with their own beach or access to the sea at the development stage cost from $300,000 (17.3 million rubles).

Pros of buying a home in Dubai for celebrities

– The stars are attracted by the fact that Moscow and Dubai are in the same time zone – you can fly in 5 hours; the infrastructure is developed, the standard of living is high; excellent attitude towards Russians.

– According to Dubai laws, a foreigner can acquire full ownership of real estate located in specially designated areas (freehold areas). Their list is established by the Decree of the Ruler of Dubai No. 3 of 2006. The absence of taxes during the transaction allows you not to lose money.

– Buying a property worth more than 1 million dirhams (about 16 million rubles) allows you to get a resident visa for three years. At the same time, the required level of monthly income: 10 thousand dirhams is about 157 thousand rubles (it doesn’t matter in which country the homeowner earns them). The visa does not allow employment, but its holder can legally stay in the Emirates, open bank accounts. If the conditions are maintained, the permit is repeatedly extended.

Other investments

– Through investments, foreigners can also apply for a long-term visa for 5 or 10 years – with the right to live and work in the state. A 5-year visa is issued for investments in real estate, in the amount of 5 million (Dh) – this is about 80 million rubles. You need to be the owner for at least 3 years. A 10-year visa is received by an investor who has invested in a business from 10 million Dh (156 million rubles). To do this, you can put money on a deposit or register a company.
